Senior Commercial Manager



We are currently working on behalf of one of the country’s leading residential developers, who have asked us to help attract and recruit a Senior Commercial Manager, to join their commercial team based in Epping. With a strong pipeline of upcoming projects, they are currently undergoing one of the biggest expansions in their London division.

 You would be joining a well-resourced team and will be tasked with ensuring that the commercial department runs effectively by delegating commercial responsibilities to those that report to you. You will be required to push standards in your department, closely monitoring cost forecasts and budgets, ensuring that build quality remains high while remaining cost effective. As well as directing the buyers/surveyors/commercial managers in your team, you will be expected to keep up to date with all developments relating to the commercial department including material costs, labour costs, etc. and be proactive to plan accordingly around these developments. 


Responsibilities of the role include:

  • Effectively work as part of the senior management team and take a holistic approach to managing challenges and issues.
  • Lead, motivate, communicate and develop the commercial team to ensure that they are fully engaged to achieve best performance to meet the needs of the business.
  • Help manage the Division’s commercial function to ensure best practices are followed, costs are controlled, the department maximises revenue generation and contribution to the Division’s operating profit and increases the value added to the Division.
  • Ensure all build costs are current and correctly appraised. Build accurate cost assessment for planned land acquisition and ensure these are included in the land appraisal.
  • Manage the process of procuring sub-contractor and supplier orders and authorise in line with Group policy and procedures.
  • Liaise with the appropriate members of the senior management team to establish sale prices for new budgets, prepare and evaluate fees/services budget and discuss sales and construction preliminaries. 
  • Production of appraisals and build expenditure for inclusion in the Divisional budget.

About You:

  • Have worked with a housing developer previously.
  • Experience working on low-rise and high-rise projects.
  • A background in commercial management roles.
  • Excellent communication and Interpersonal skills.
  • The ability to work well under pressure.
  • A good level of knowledge and understanding of Valuation & Budgeting Systems, Health & Safety/CDM Regulations, LABC/NHBC requirements, Building Regulations and other associated legislation connected with both house and flat construction.
  • Experience of working alongside JV partners.
