Potensis Selection is excited to offer an opportunity to join a leading residential developer in Kent as a Land Negotiator. This role is crucial in advancing their land acquisition strategies and contributing to their growth initiatives. The successful candidate will play a key role in identifying and securing land opportunities that align with the company’s objectives, driving forward their development projects with precision and efficiency.
Key Responsibilities:
•    Identify and evaluate potential land opportunities that fit the company's goals, conducting comprehensive site assessments including financial appraisals, planning considerations, and risk evaluations.
•    Negotiate land acquisitions to secure favourable terms and conditions, ensuring successful deal closures and bringing sites into contract efficiently.
•    Develop and maintain strong relationships with landowners, agents, local authorities, and other relevant stakeholders.
•    Oversee the progression of land deals from initial acquisition through to securing planning consent, ensuring adherence to local planning regulations and policies.
•    Collaborate closely with internal teams, such as architects, planners, engineers, and legal advisors, to facilitate the smooth development of projects.
•    Contribute to and support the development team, fostering a collaborative environment and sharing knowledge to enhance team performance.
Key Competencies:
•    Negotiation Skills: Proven ability to secure advantageous terms for land purchases and close deals effectively.
•    Analytical Thinking: Strong analytical capabilities to evaluate site potential, financial viability, and associated risks.
•    Communication: Excellent verbal and written communication skills for effective interaction with stakeholders and presentation of findings to senior management.
•    Market Awareness: Up-to-date knowledge of market trends, competitor activities, and industry developments to guide strategic decision-making.
