Our client, a leading residential developer, is looking for an ambitious and commercially driven Head of Land to lead land acquisition efforts across the Bristol region. This role will play a pivotal part in securing high-quality residential development opportunities to support the company’s continued growth.
Key Responsibilities:
•    Land Identification & Acquisition: Proactively source, assess, and secure viable residential development opportunities, ensuring a strong pipeline of sites. You will lead negotiations and structure deals that align with business objectives, maximising profitability and long-term value.
•    Stakeholder & Network Management: Build and maintain strong relationships with landowners, agents, local authorities, and other key contacts to identify both on- and off-market opportunities. Your ability to leverage and expand this network will be critical to securing competitive land deals.
•    Strategic Planning & Market Insight: Keep up to date with market trends, competitor activity, and planning policy changes to inform land acquisition strategies. You will use your commercial awareness to identify emerging opportunities and mitigate potential risks.
•    Leadership & Team Development: Lead, mentor, and develop the land team, fostering a high-performance culture. You will work closely with internal departments, including planning, technical, and commercial teams, to ensure seamless progression from acquisition to development.
•    Due Diligence & Risk Management: Oversee the feasibility, financial appraisal, and technical due diligence of potential sites. You will ensure all acquisitions meet the company’s financial and planning criteria while minimising exposure to risk.
Key Requirements:
•    Proven track record in land acquisition within the residential development sector, with experience in securing and delivering profitable land deals.
•    Strong commercial acumen with the ability to structure complex transactions, negotiate effectively, and drive results in a competitive market.
•    Extensive knowledge of the planning system, land valuation, and development process, ensuring smooth progression from acquisition to build.
•    Established industry network of landowners, agents, local authorities, and other key stakeholders, allowing access to prime opportunities.
•    Strategic leadership skills, with the ability to manage, mentor, and develop a high-performing team while collaborating effectively with internal departments.
