Position Overview: Our client, a renowned developer specializing in high-end residential and mixed-use developments, is seeking an experienced Construction Director to oversee and drive the successful delivery of a flagship project. This critical role requires a proven leader with extensive construction expertise, an eye for quality, and the ability to manage complex projects on time and within budget.

 

Responsibilities: As Construction Director, you will lead the construction efforts from pre-construction planning through to project completion. You will be responsible for coordinating all site activities, ensuring that construction milestones are met, and that the highest standards of quality, safety, and efficiency are consistently achieved.

  • Project Leadership: Direct all on-site construction activities, ensuring efficient workflow, adherence to schedules, and alignment with the project’s goals. Develop and maintain project timelines, proactively identifying and resolving delays or issues.
  • Quality and Standards: Enforce rigorous quality control measures to ensure that all construction work meets or exceeds specifications and industry standards. Conduct regular site inspections to ensure quality and compliance.
  • Health, Safety, and Compliance: Champion a safety-first culture, ensuring all health and safety standards are met and all construction activities are carried out in line with regulatory requirements. Oversee site safety audits and risk assessments.
  • Budget and Cost Management: Work closely with the commercial team to manage construction budgets and control costs. Identify opportunities for value engineering to optimize costs without sacrificing quality.
  • Subcontractor and Supplier Management: Oversee the selection, negotiation, and management of subcontractors and suppliers. Ensure all parties are clear on project expectations and work quality, and maintain strong relationships to foster reliable partnerships.
  • Risk Management: Proactively identify construction risks, including potential delays, cost overruns, or site challenges. Develop and implement strategies to mitigate risks and keep the project on track.
  • Stakeholder Communication: Act as the main point of contact for the construction phase, providing regular updates on project progress to internal stakeholders and senior management. Collaborate closely with other departments, including design, commercial, and technical, to align project goals and timelines.
  • Team Leadership and Development: Lead and mentor the construction team, fostering a collaborative and high-performance culture. Support team members’ growth and ensure adherence to best practices in construction management.

 

Key Requirements:

  • Extensive experience in a senior construction role within the property development, construction, or real estate industry, ideally focused on large-scale residential or mixed-use projects.
  • Strong technical expertise with a deep understanding of construction processes, techniques, and best practices.
  • Proven ability to manage complex, high-value construction projects from inception to completion, with a track record of delivering on time and within budget.
  • Comprehensive knowledge of UK building regulations, health and safety standards, and compliance requirements.
  • Excellent leadership and team management skills, with a focus on motivation, mentorship, and performance.
  • Strong problem-solving skills and the ability to make critical decisions in fast-paced environments.
