WESTMINSTER

West End Gate is a 2.66 acre site on Edgware Road. It has been used as a  surface car park and car wash since the late 1980s.

Berkeley completed purchase of the site in 2015. It had a long and complicated history with a previous planning permission which was implemented in 2010, but never developed. We engaged with the local community and Westminster City Council to develop a fresh approach.

The new planning permission, granted in 2016, includes 672 homes, alongside space for shops and a restaurant. Included in this are 130 affordable homes on site which are tenure blind,  plus a number of large homes designed for families. In addition to this, we have bought the adjacent site 14-17 Paddington Green which will allow a further 200 homes. The development features a 30-storey tower, which helps to create a strong identity and fantastic sense of place for the area. The design is based on a contemporary mansion block typology, taking inspiration from the nearby neighbourhoods of Maida Vale, Little Venice and St John’s Wood.

Local residents will benefit from a new landscaped public piazza with outdoor seating. The streetscape along Edgware Road will be significantly improved and continued through the site, incorporating street trees and formal planting, public and private open space, a water feature and a public art trail.
