As part of a major increase in production levels our client, one of the UK’s  leading residential developers, is looking to expand the commercial team of their Welsh division with the appointment of a Quantity Surveyor.

We are recruiting on behalf of a luxury residential developer who operate in Hampshire and the surrounding counties.

They will build c400 units per year. These will predominantly be housing projects with some low rise apartment schemes. They are looking to appoint a Construction Director who can manage effectively, and ensure sites are producing finished units to agreed timescales and to quality levels.

The role will be to oversee all construction activity. This is a board level role, reporting to the MD. All board reports, programming, recruitment, Health & Safety, site conduct etc will come under the Construction Director’s remit.

This will be a hands on role, managing the Site / Project Managers on a day to day basis.

Our client, who are one of the UK’s leading  contractors are looking for a Senior Site Manager for their Social Housing refurbishment scheme in the North West London region. You will be overseeing the full decent homes contract worth approximately £7/10 million. You will be covering all internal works such as kitchen and bathroom works, redecoration and re wiring. You will also cover external works such as windows, doors, pitched roofing and fabrications. There will also be fire risk assessment works (FRA) as well as major voids that will include structural alterations to properties. Managing a team of 3-4 Site Managers along with a team of Resident Liaison Officers, you will be responsible for ensuring that Health & Safety will be adhered to at all times and that the project runs to speed and programme. You will have regular progress meetings with client and sub-contractors as well as responsibility for staff appraisals and reprimanding. It is essential that you have a proven track record in the decent homes/refurbishment sector at Senior Manager level along with SMSTS, CSCS, 1st Aid and Asbestos awareness qualification.

Purpose of the Role:

To set the Building services delivery strategy and proactively manage internal and external resources, consultants and supply chain to ensure safe and compliant (quality, time and cost) bids are achieved.

Key Responsibilities:

  • To work with the Pre Construction Manager and the Estimator to develop MEP solutions on allocated bids.
  • To co-ordinate all information between appointed Consultants, supply chain, Public Utility Companies and internal Departments.
  • To obtain competitive disconnection, diversion and supply proposals required for the bid submission.
  • To procure desktop utility surveys directly and from third parties.
  • To obtain competitive sub contract prices to support the bid submission.
  • To check the tender documents for Robustness and commercial advantage.
  • To check the proposed Energy & Fire Strategy for robustness and commercial advantage.
  • To deliver cost planning advice on both Utilities and Services where necessary.
  • To ensure we have cost effective schemes & solutions.
  • To develop and coordinate value engineering to inform the bid process.
  • Take full responsibility of the day to day running of the services section during the bid process.
  • To obtain quotes and instruct specialist consultants to support the bid process including BREEAM, CFSH, SAP, SBEM, Energy Strategy, Fire Strategy etc
  • To support the design and commercial departments during production if required to challenge the consultants, supply chain, utilities and or employer.
  • To develop on site utility monitoring with automated meter reading equipment.
  • To attend site to record and monitor site electrical loading, when practical.

Project Quantity Surveyor – West Location – £48,000 – £60,000

They are looking to recruit a Project Quantity Surveyor with 5 years plus experience in commercial offices and or education work. Ideally Degree qualified and with experience of running your own projects.

 

This is a site based role, however there may be times when you are based at their regional office near Reading.

 

Main tasks will include:

 

  • Pre-start reviewing design
  • Contract and cost plan allowances with team
  • Attending and contributing to design team meetings, attending and contributing to client project meetings
  • Take off BQ’s from drawings and specifications (must be competent to do this for all packages from groundworks through to finishes).
  • Preparing and sending out tender packages, negotiating orders with trades and putting together subcontract orders.
  • Carrying out site measures and valuations against subcontractor applications including issuing payment and withholding notices.
  • Preparing client applications and variation accounts.
  • Preparing and maintaining the procurement schedule and warranty tracker.
  • Managing and supporting any junior staff if applicable to your site.
  • Preparing the monthly CVR report to run through and agree with the visiting Commercial Manager.

 

This is an ideal opportunity for someone who is looking to make the next step to progress their career and may only have recently had sole project responsibility or only on smaller projects. You will be enthusiastic, driven and a team player.

 

There are no specific projects set out however almost all of the work over the next 18

months will be West London / M4 / M3 location.

Remuneration:

 

  • Base Salary: dependent on experience however will start from approx. £48,000 p.a.
  • Bonus: discretionary bonus may be paid depending on group & individual performance.
  • Car – Car or Car Allowance (grade will depend on experience)
  • Fuel:we pay for business mileage or the option to join the fuel buyout scheme and have a fuel card.
  • Holiday: basic 25 days plus BH (extra day for each 3 years continuous service up to 5) 3 days must be taken between Christmas and New Year.
  • Pension: after 3 months service you will be eligible to join the GPP pension scheme, this requires 6% contribution from Employee with 6% from Employer – every 3 years this company contribution increases to a maximum of 9%.

They are looking for a Senior Quantity Surveyor to join an existing team and report into the Commercial Manager. With a diverse portfolio of projects they are looking for a Senior Quantity Surveyor with 4-7 years’ worth of experience through the main contracting market. Experience of leading your own schemes valued up to £20m is desirable.  The team have completed some outstanding projects to date and, with a full order book for the coming years, they are in place to continue this performance.

Key Responsibilities:

  • Line management and integration of new team members where appropriate
  • Ensure cash flow is maximised including ensuring payments are received on time
  • Provide commercial input including financial and contractual performance forecasts to the management team. Help ensure that business targets and KPI’s are exceeded
  • Preparation of monthly cost / value reports for area, together with review of results and consideration of trends with other contract team members
  • Production of commercial reports together with review of results and consideration of trends with other contract team members
  • Physical measurement of works and agreement of same with client and subcontractors
  • Agreement of certification and payment of subcontractor accounts – monitoring of such accounts against forecasts
  • Implementation and compliance with the contract change control procedure and monitoring thereof including notices to client as appropriate
  • Commercial and contractual advice to area team as and when required
  • Managing sub-contractors including sending out enquiries, collating prices, comparing with tender, negotiation, order placement, agreement of account and payment
  • Carry out any other duties not identified above and as required by their manager
  • To assess, review and mitigate commercial and contractual risks and implement their policies for risk management

Key Skills and Qualifications: 

  • Holder of a Full UK Drivers Licence
  • Educated to Degree level, or equivalent experience
  • Experience within a similar role
  • Confident IT skills, proficient in the use of MS Office in particular Excel
  • Excellent Communication skills both written and verbally
  • Must be an excellent organiser with proven time management skills
  • Must be flexible in hours of work and travel
